Any exterior changes to your property need ARB approval. The ARB meets when it receives a request and has thirty days to respond.

If you are adding a fence or a pool you must submit the change overlaid on a survey of the property so that the ARB may know how the change fits on your property. A deposit may be required if your plans involves the irrigation system.

The site is intended as a helpful resource for all residents and prospective residents. The homeowners association (HOA) Board of Directors will use it to keep everyone informed of neighborhood news, rules, meetings and more.

2016 Budget

The November 10th board meeting did pass the budget to fund the Association's expenses for 2016. Unfortunately, raises in our costs from the Martin Downs Property Homeowners Association and from Comcast has required a $5 increase in our monthly assessment to cover these expenses. The monthly assessment will be $210 a month next year.

The rules state that your garbage cannot be left at the curb before 5:00 PM the day before pickup. Our garbage days are Tuesday and Friday so no sooner than Monday evening and Thursday evening should there be any bags or cans at the curb.
Residential waste, yard waste or recyclable collection does not occur on the following days:

  • New Year's Day
  • Memorial Day
  • 4th of July
  • Labor Day
  • Thanksgiving Day
  • Christmas Day

When the holiday falls on a weekday, residential collection will be delayed one day for the remainder of the week. If a holiday falls on a Saturday or Sunday, there will be NO delays.

Vegetation waste material is picked up on Wednesday so if you trim your plants on Saturday you cannot put the trimmings at the curb until Tuesday evening. Keep them out of site until then. Ignore the rules, pay the fine.
